Notes from the GTA
- New build timelines in the GTA run 12–18 months from permit to keys for a typical custom home; longer for larger projects or contested sites.
- Committee of Adjustment variances add 8–14 weeks; we run design and pre-submission in parallel to keep the schedule moving.
- Tree preservation, conservation, and tree-removal permits matter in older Toronto neighbourhoods — we coordinate the arborist reports.
- Owners commonly underbudget for site work (excavation, fill, services); we line-item it transparently from day one.
