Construction · New Builds

Custom homes, built from the ground up.

Foundation, framing, mechanicals, finishes — every part of a new home built and managed by one firm. No surprises at hand-off.

New construction is the hardest thing a general contractor does. Permits, surveys, soil, structure, mechanicals, finishes — every system has to land at the right time. We build a handful of new homes a year so we can stay close to each one.

What we handle

Custom homes

From a vacant lot to keys in hand. Architectural design, structural engineering, every trade, every inspection.

Tear-down and rebuild

Demo the existing structure, build new — common in established GTA neighbourhoods where the lot is the real value.

Spec homes

For developers building one or two homes a year who want a single firm running the whole job.

Foundation and structure

Excavation, footings, foundation walls, framing, roof — the bones the rest of the house depends on.

Permits and approvals

Building permits, Committee of Adjustment variances, conservation authority approvals where needed.

Notes from the GTA

  • New build timelines in the GTA run 12–18 months from permit to keys for a typical custom home; longer for larger projects or contested sites.
  • Committee of Adjustment variances add 8–14 weeks; we run design and pre-submission in parallel to keep the schedule moving.
  • Tree preservation, conservation, and tree-removal permits matter in older Toronto neighbourhoods — we coordinate the arborist reports.
  • Owners commonly underbudget for site work (excavation, fill, services); we line-item it transparently from day one.

Building a new home is a year of decisions. We make sure none of them surprise you.
